Talking to a longtime friend over lunch today we talked about being a landlord in Daytona! Damn, this will make you proud!

I've known "Dan" for a good number of years now and I've known he owned some commercial properties but I never knew he owned a small apartment complex as well.  Our wives pal around together and while we usually have dunner at the golf club we decided to have it at his house today.

I know the right placed commercial property can be lucrative but thinking about Anon User I brought up the idea of being an apartment landlord and Dan told me about a small, maybe 10 units, apartment building he owned.  It's not located in what I would call the true buck area of town but it isn't high end either.

It makes him money but where he really makes out is the parking.  Yes, parking.  You see the unit has two parking spaces per tenant space but only one parking space goes with the unit and if you want to park two cars you have to purchase a "parking pass" that must be displayed in your window or the car will be towed.

Tenants are told about the high possibility of being towed if they don't display the parking pass but they often attempt to park two cars while only paying for one until they learn the lesson.  Listen up bucks, if you park and don't have a pass your car will be towed and it will cost you $150 to get it back! 

Dan contracted with the towing company and what they do is split the tow fee so every time a car gets towed Dan gets $75 for doing nothing.  I asked him how many tows and he said usually around 10 a month which is an extra $750 for doing NOTHING!

Towing company drives through at least once a day.

Usually it isn't the tenants that get towed but visitors who are stupid enough to park in a space that has a sign, signs all over the place, warning the car will be towed if it doesn't have a permit.  Stupid bucks still park and when they find their car towed they get all pissy as hell.

If I was younger that is a business I would get into but NO SECTION 8's!

"Dan" will probably get the crap beaten out of him one day.  I doubt the story is true though.  Ir would have eventually made the news.  I know one tow truck company got put in jail recently though...

It sounds like a plan to me!  I made easy money renting out the back parking spaces for $150 a month per space.  NO rent control for parking spaces, either.  I'm sure the new owner of AHQ is making a killing!

Damn, you really think that Dan personally collects the rent in bucktown? Really?

As far as the tow truck plan you better make sure all your paperwork is well in order or you could get into a bit of trouble.
